- 1. WHAT ARE YOUR QUALIFICATIONS AS AN INSPECTOR?
- We have 20 years in the residential building trades, we are an Accredited Home Inspector (AHI) with the HIA-BC, and we have also taken the industry leading Carson Dunlop Home Inspection Training Course. We are licensed with the BC government through the Consumer Protection - BC (CPBC).
- 2. CAN I ATTEND THE INSPECTION?
- Yes! If they won't let you go to the inspection, don't use them. We actually encourage you to attend. This is a valuable learning experience for most home buyers. It is the perfect opportunity to ask specific questions about the condition of the home. Also, where defects are identified, we can discuss these so that you understand what repairs are required.
- 3. ARE YOU A MEMBER OF A PROFESSIONAL ASSOCIATION?
- Yes, we are an Accredited Home Inspector (AHI) with the Home Inspectors Association - BC (HIA-BC).
- 4. DO YOU OFFER ANY WARRANTY OR GUARANTEE?
- No. What we do is give you snapshot view of your prospective homes current condition. You have to keep in mind this is a visual, non-destructive inspection. We focus on major issues, but report as many minor deficiencies as possible. What we will promise you is that if we don't meet AHI-BCs minimum requirements as set out in their scope of inspection, we will refund your money.
- 5. HOW LONG DOES AN INSPECTION TAKE?
- A typical home inspection takes between 2 and 3 hours. Some older and/or larger homes can take longer. As a courtesy to the vendor, they should be informed of the time involved once the inspection is arranged.
- 6. WHAT DO YOU LOOK AT?
- We inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation and Interior. The goal is to identify any existing major problems that would affect a typical purchasers buying decision. We will add significantly to your knowledge of the home. Please do keep in mind all home inspections are entirely visual, no destructive testing is performed. The inspection and report will put you in a better position to help you make your decision.
- 7. DO YOU PROVIDE A WRITTEN REPORT?
- Yes. We use a comprehensive web-based reporting system that produces an exceptional report that is sent to you in a PDF format. The report includes fantastic benefits like: photos, color illustrations and links to relevant reference materials. We also include a home reference library with over 300 pages of reference material that our clients have found to be very helpful.
- 8. WHEN DO I RECEIVE MY REPORT?
- At the end of the inspection we will provide you with a printed summary of the homes' major issues. Major issues are items that in our opinion will cost you $1000 or more to repair, or pose a life safety issue. We will email the finished report to you within 24 hours. Our competitor's reports do not compare. We could rush and deliver the complete report on site but feel you won't be getting the most detailed and accurate report you deserve.
- 9. CAN WE CONTACT YOU WITH QUESTIONS AFTER THE INSPECTION?
- Certainly! You can call and ask about anything as long you own the property in question. Phone consultations are always free.
- 10. CAN YOU PROVIDE ME WITH ANY REFERENCES?
- Certainly! We can provide you with references from previous clients.
- 11. DO YOU DO TERMITE INSPECTIONS?
- We don't inspect specifically for termites but if we see indications of termite activity we will suggest further investigation by a qualified professional. Kamloops and the surrounding areas are an active termite zones. If you are concerned we would suggest hiring a pest control specialist.
- 12. DO YOU DO RADON INSPECTIONS?
- No, this is beyond the scope of a typical home inspection, as it requires lab work. We would suggest hiring a environmental specialist if you are concerned about radon.
